Booking Terms

Terms and conditions


By making a booking or staying at the No.82 B&B, you agree to be bound by the following terms and conditions. Please read them carefully before you proceed with you booking.


CHECK-IN:our standard check-in times are between 2.00pm to 3.00pm (14:00 to 15:00).Your convenience is important to us. If you plan to arrive outside of those specified times please let us know prior to arrival. If for some reason we cannot be there to greet you personally at the time of your arrival, it should not be any inconvenience to you. Self check-in option is also available ( by request only) .

CHECK-OUT:we ask that you please vacate your room by 10.30am on the morning of departure.


Please note the cancellation policy before committing to a reservation.

Rooms may be reserved online, or over the phone with the valid credit or debit card. Upon booking, your card will be debited the amount equals the first night\'s stay, which shall be set against payment on departure or become payable to us in accordance with our Cancellation policy (see below).Payment on departure can be made by credit/debit card or cash. Please note that we do not accept Diners cards.

Once your credit/debit card is debited a confirmation of your booking will be send to you via email or post providing a valid email or postal address. Please read the confirmation carefully. It is your responsibility to point out any changes you may require or any errors we have made with the booking. If we do not hear from you we will assume that all is correct.


The nightly tariff is for the room per night and includes breakfast, free internet, tea on arrival, and free parking. Reduces rate for single occupancy is available. All prices include VAT at the current rate.

We reserve the right to change our prices at any time. This does not affect bookings already made.



Smoking is NOT permitted in any buildings of the property. Guests are welcome to smoke in the garden where ashtrays are provided.


Regrettably, we cannot accommodate children. The comfort of our rooms will be compromised by using portable beds.


Sorry, no pets are allowed


You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you register on arrival. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £10.00 per set.


For the comfort of our guests there is strictly NO FOOD IN BEDROOMS (biscuits, crisps,dry snacks etc are excluded, of course), especially fast food or takeaway meals. You are welcome to bring your takeaway meal to the dining room and use our crockery and utensils if you wish.


We reserve the right to charge for missing items.


We kindly ask our guests not to wear street shoes ABOVE THE GROUND FLOOR of the house. It particularly concerns our Master Suite located on the first floor. Please consider if this suits you before booking Master Suite.


Cancellation by Guest

We are a small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.

Cancellations must be made by email or telephone +44 (0) 7581571585 as soon as possible at least 7 days prior to 14:00 on your due arrival date to receive a refund of any payment previously made.

If you cancel your booking within 7 days of the scheduled date of arrival the charge equivalent to 100 % of the booking price will be levied.

If we are able to re-sell your booked accommodation, we will refund your payment after deducting 10% of the room rate to cover administrative fees.

We take all Bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made. For this reason we advise that you take out a suitable insurance product to cover against unexpected costs such as cancellation fees.

Cancellation by Us

Should it become necessary for us to cancel a booking we will contact you immediately.

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.


If a booking is taken out for a specific room and the room reserved is rendered unusable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room.


Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant. There will be a cleaning charge of 25 GBP in case of damaging/staining the carpet beyond washing the stain off. Any damages to furniture and appliances will be charged to your credit card.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees whilst acting in the course of their employment.


No. 82 B&B reserve the right, at its discretion, to terminate, without notice, an individual stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that non compliance of our non smoking policy may constitute termination). In such circumstances any outstanding account must be settled, no refunds will be made.

We will only collect and store personal details appropriate to the service you

require. We may occasionally send you correspondence either via post or

email regarding services that we consider may be of interest to you.

Please note that we collect no personal information about you when you visit

the website, unless you choose to provide that information to us by

completing the enquiry form or contacting us by email. We NEVER

exchange, rent or sell your personal information.

If you are simply visiting our website to browse the pages, we will gather and

store certain information about your choices;thus we automatically collect and

store only the following information about your visit:

• The internet domain and the IP address from which you access our website

• the type of browser and operating system used to access our site

• the date and time of the visit

• the pages visited

• if you came in from another website, the address of that website

We use this information to help us make our site more useful to visitors and to

learn about the number of visitors to our site and the type of technology they use.

Any personal information we collect may be used for such purposes as processing transactions, marketing, service development or facilitating subsequent use of this site. We do not track or record information about individuals.
